Packaging the Interior:

 

  • Foyer/Entry – Flooring should be in top condition – remember the decorative touch for that first impression.  The buyer wants to see this home as theirs!

 

  • Kitchen – Possibly the most important room in your home…major impact!

  • Make sure it is spotless & smells fresh.
  • Update light fixtures where possible
  • Appliances in good condition and squeaky clean!  Front of refrigerator should be cleared of notes/photos, etc.
  • Spruce up cabinets with new knobs or hardware
  • Cabinetry should be clean – apply lemon oil sparingly for a quick shine; straighten items in cupboards; clean and organize drawers
  • Countertops should be uncluttered – clear away small appliances
  • A freshly painted kitchen may be worth the investment of your time.
  • Attention to your flooring – if cracked or worn, consider replacement 

  • Bathroom – Condition & Style is an important selling feature

o       Update light fixture, is mirror in good condition?

o       Replace an older toilet seat

o       Update faucets

o       Tub, if old porcelain, refinish to revitalize rather than replace

o       Add color and richness with fresh linens and shower curtain

o       Accent floor with new bathroom rugs

o       Keep personal care products out of sight

o       Cleanliness here is really impressive

 

  • Living Room – Major selling point in a home – does it say “Impressive & Elegant”?

  • Professionally clean carpeting or large area rugs
  • Clean windows and light fixtures
  • Are window treatments clean and fashionable?
  • Does placement of furniture enhance or inhibit the flow of the room?
  • Accent pieces dramatize style vs. numerous small decorative items
  • De-personalize room - Clear personal effects and numerous family photos

 

  • Bedrooms – are yours a selling feature or a turn-off?

o       Spotless, dust-free and fresh-smelling are important features

o       Bed covers fresh and well-made; decorative pillows enhance the look

o       Organize closets to increase their perceived size

o       Limit personal belongings in view

o       Consider purchase of updated lamps – lighting is important

 

  • Basement & Attics – These areas “speak volumes” about the condition of your home.  These areas must be clean & organized for a buyer to have confidence in the condition of your home.  Some things to consider:

     

    • Are stairs clean and in good repair?
    • Are there musty odors?  Consider use of a humidifier
    • Are areas well lit?
    • Is your basement / attic organized?
    • Any signs of insects or infestations?
    • If laundry is located in basement, make sure it is clean, fresh & well lit

 

  • Garage – a well organized, clean garage will impress your buyer

o       Hang tools and loose articles on the wall

o       Clean oil stains on floor; consider painting floor with oil-based gray floor paint

o       Dispose of clutter and keep floors swept
